The clubhouse programme

Eldeco 7 Peaks is documented with a clubhouse programme of about 1,00,000 sq.ft, including a rooftop sports arena. The deck lists 24 club amenities, among them a gymnasium, a spa and salon, two badminton courts and two pickleball courts.

That figure is a programme size rather than a single enclosed building, and amenity lists on any pre-possession project are developer-stated intent. What is built is what appears in the sanctioned plan and the eventual handover, which is why it is worth asking the desk which items are in the sanctioned layout versus the brochure.

Four pools, each with a different job

The project documents four swimming pools rather than one: a lap pool, a tropical pool, an all-weather heated pool, and a kids' pool with a sand beach. For a household that actually swims, the distinction matters more than a single headline pool count — an all-weather heated pool is the one that stays usable through a Delhi-NCR winter.

The site and the design team

The project sits on about 7.5 acres with seven towers and a developer-stated total of 820 homes. Design is by AEDAS with DFI, and the landscape is by Coopers Hill. The towers are placed diagonally, which is what allows every apartment to be three-side open rather than only the corner units.

Inside the homes, documented specifications include VRV air conditioning in all rooms and imported stone flooring in the living, dining and kitchen areas. Each tower runs three passenger lifts plus a service lift.
