Sector 12 sits on the Gaur Chowk side of Greater Noida West: Kisan Chowk — widely called Gaur Chowk — is reported roughly 3 km away and functions as a major transit node connecting to NH-24 and Noida city. The Parthala flyover (FNG corridor) is reported around 6 km further. We have not driven or timed either distance ourselves.
LVB's corner plot fronts the 130m link road
Eldeco La Vida Bella's own brochure states its plot is a corner plot fronting the 130-metre Noida–Greater Noida link road and the Faridabad–Noida–Ghaziabad (FNG) Expressway — the same road that runs through Sector 12. Today vs announced — the split that matters
This is the honest instrument this page exists for. One column is infrastructure you can drive on or ride today. The other is infrastructure that has cleared a cabinet approval but has not broken ground where it would serve Sector 12. Both are real; only one of them is finished.
What's actually built and drivable
The 130-metre Noida–Greater Noida Link Road and the FNG Expressway run through the sector and are open today — developer-stated by LVB's own brochure, and checkable on any map or site visit. NH-24 (Delhi–Meerut Expressway) is reported roughly 10–15 minutes away. The existing Noida Sector 52 metro station is operating today; portals report about a 10-minute drive from the plot — reported, not measured, and worth timing yourself at your own commute hour.
What's approved but not on the ground yet
News reports dated 27 Nov 2024 said the UP Cabinet approved the DPR for a 17.4 km Aqua Line extension from Noida Sector 51 to Greater Noida's Knowledge Park V, adding 11 stations — including one proposed for Sector 12. A later check (themetrorailguy.com, page updated 14 Sep 2025) found construction contracts awarded only for Phase 1 (Sector 51–Sector 2); Phase 2, which carries the Sector 12 station, had not begun construction. A February 2026 report (news24online) described the DPR still being revised. This is very likely the same "proposed metro station within 1 km" LVB's brochure references (developer-stated) — though we have not confirmed the two describe the identical stop. A plan, not a platform.
