The developer's invite to “The Bonding Affair” — held at the Eldeco Experience Centre, Omicron 1A, Greater Noida on Friday, Saturday and Sunday, 28th, 29th and 30th August 2026, from 11 AM onwards — printed the line “PAY 10%** NOW AND NOTHING TILL 24 MONTHS” alongside “STARTING FROM ₹2.37 CR*”. Both figures carry their own asterisks on the creative and the creative prints “*T&C Apply”. It also carries the project's registration number, UPRERAPRJ106523/01/2026, and the launch date of 28th January 2026.

What does the creative's own disclaimer say?

The most useful sentence on the whole creative is at the bottom of it, in the smallest type. Here it is in full, exactly as printed:

“Disclaimer: The above scheme and offer of no emi or fixed emi is being promoted by Tata Capital. The developer shall demand installments as per standard payment plan as mention in the Agreement to Lease. All liability of emi/interest shall be between Tata Capital and Home Buyer.”

Read it slowly, because it answers the question the headline raises. The scheme is a lender's product, not a change to the developer's demand schedule. The developer still demands its instalments on the standard payment plan as set out in the agreement; what the scheme does is arrange who pays those instalments when, and it does that between the buyer and the financier. The disclaimer says so in its own words: all liability of emi and interest sits between Tata Capital and the home buyer.

So what should a buyer actually check?

Three things, and all three are answered by documents rather than by a conversation.

The developer's demand schedule. Because the developer demands as per the standard payment plan in the agreement, that schedule is what governs your obligation to the developer regardless of any scheme. It is set out on the Eldeco 7 Peaks payment plan page and it is in the proforma agreement filed with the regulator.

The loan sanction, in writing, from the financier. A scheme advertised on a developer's creative is delivered by the lender, so the terms that bind you are the lender's terms — the rate after any subsidised period, the tenure, what happens if possession moves, and what happens if you exit early. Ask the financier directly for those, and read them before you sign anything.

Whether the arrangement is still on offer at all. Offers of this kind are attached to events and to windows, and the event that carried this one has ended. Ask the desk what applies to your unit today and get the answer dated and in writing.

Each is quoted with its own source and its own date and with the asterisks the developer printed. The one that matters is the one written into your agreement, and that is a question with exactly one right way to ask it: which payment plan applies to my unit, today, in writing?

The one rule that survives every scheme

Whatever the structure, the statutory ceiling does not move. A promoter may not accept more than ten per cent of the cost of the apartment as an advance or application fee before a written agreement for sale is executed and registered — that is Section 13(1) of the RERA Act 2016. Pay only the promoter entity named in your registered agreement, which for this project is Eldeco Homes Developers Limited, and never an individual.
