Facts on this card were last verified by the Vidastu Advisory desk on 31 August 2026. Vidastu Advisory is a UP-RERA registered agent, UPRERAAGT000309/01/2026, and is not the developer.
The developer's price list for Eldeco 7 Peaks Residences carries a construction-linked plan whose first three demands total 30% of the basic price, with 60% tied to slab and flooring stages and the last 10% held for the occupancy certificate and offer of possession. On the smallest plan type — a BSP-only base of about ₹2.37 Cr — the booking demand works out to roughly ₹24 lakh, which is within a whisker of the 10% ceiling Section 13(1) of the RERA Act 2016 sets on what a promoter may take before a registered agreement for sale. Registered as UPRERAPRJ106523/01/2026.
What does a 7 Peaks flat cost before the payment plan starts?
The developer's price list prints a Basic Sale Price of ₹13,000/sq.ft. Multiplied by each plan type's super area as the floor-plan document prints it, that gives the BSP-only base — the figure every percentage in the payment plan is taken against, and the figure before a single charge line is added.
| Plan | Tower | Super | Carpet | BSP-only base* | Loading* |
|---|---|---|---|---|---|
| 3B 3T Type 1A | Denali & Everest | 1,825 | 990 | ₹2.37 Cr | 84.3% |
| 3B 3T Type 2A | Kili West | 1,850 | 1,007 | ₹2.41 Cr | 83.7% |
| 3B 3T Grande 1 | Kili West | 2,000 | 1,087 | ₹2.60 Cr | 84.0% |
| 3B 3T Grande 2 | Denali & Everest | 2,050 | 1,118 | ₹2.67 Cr | 83.4% |
| 3B 3T Grande 3 | Denali & Everest | 2,100 | 1,140 | ₹2.73 Cr | 84.2% |
| 4B 3T + Servant | Denali & Everest | 2,850 | 1,552 | ₹3.71 Cr | 83.6% |
*Our arithmetic: super area × the price list's printed ₹13,000/sq.ft, and loading computed from the same document's carpet figures. Document figures, not register-verified types. BSP only — PLC, parking, club, IFMS, power backup, GST, stamp duty and registration all sit on top and are itemised on a written cost sheet.
Why the booking demand is the number that matters
Section 13(1) of the Real Estate (Regulation and Development) Act 2016 says a promoter shall not accept more than ten per cent of the cost of the apartment as an advance payment or application fee without first entering into a written agreement for sale and getting it registered.
The price list's construction-linked plan opens at roughly that same ten per cent — about ₹24 lakh on the ₹2.37 Cr Type 1A base. A booking tranche drawn to the statutory line means nothing above the ceiling falls due before you hold a registered agreement, and the agreement is the document that carries your binding schedule. Practical consequence: pay nothing beyond that first demand until the agreement for sale is executed and registered in your name.
When does the money actually leave, under the construction-linked plan?
Read by stage rather than by percentage, the plan divides into three unequal parts. The first three demands take the total to 30% — roughly ₹24 lakh at booking and about the same at each of the next two stages on the Type 1A base. The middle 60% is tied to slab and flooring progress, so that portion tracks the building rather than the calendar. The final 10% is held back for the occupancy certificate and the offer of possession.
The shape is worth noticing: only a tenth of the price waits until the very end, and the largest block moves with visible construction. Ask the desk which certificate evidences each slab stage, and who issues it — "on slab" means nothing until you know whose slab and whose certificate.
What was the 30:40:30 plan on the August invite?
The Experience Centre weekend of 22–23 August 2026 at Omicron 1A carried an invite printing an exclusive 30:40:30 plan* (T&C apply) alongside a starting figure of ₹2.37 Cr*. Applied to the Type 1A base, that ratio is roughly ₹71 lakh in the first tranche, ₹95 lakh in the middle and ₹71 lakh at the end, on our arithmetic.
Two things are worth keeping on the record. The invite printed the ratio but not which milestones anchor the middle and final tranches — that is the question to settle in writing before it means anything. And whether that plan still applies to your unit is a question for the desk, not for a page: ask which plan is on offer today and get the answer on a dated cost sheet.
Do all six plan types convert the same way?
Yes, almost exactly. Across the six plan types the price list prints, carpet area lands between 54.2% and 54.5% of super area — a loading of 83.4% to 84.3% on our arithmetic, a spread of about one percentage point end to end.
That consistency is the useful part. Stepping up from Type 1A to a Grande or to the 4 BHK buys more absolute space on the same conversion, so the choice is about how much room you need rather than about which plan is the better deal. And when you compare this project with any other, compare carpet against carpet: two identical super-area quotes can describe very different homes. The full type-by-type areas are on the floor plans page.
What to get in writing before the first cheque
The dated cost sheet for your unit. Tower, floor and unit number, with BSP, PLC, parking, club, IFMS, power backup, lease rent, maintenance and the tax on each shown separately. A cost sheet without a date is not a quote.
Which plan applies to you. The construction-linked plan and the invite's 30:40:30 are different schedules. Ask which one is on offer for your unit today, in writing.

Questions buyers ask about the 7 Peaks payment plan
What is the payment plan for Eldeco 7 Peaks Residences?
The developer's price list carries a construction-linked plan. Its first three demands come to 30% of the basic price in total, the next 60% is tied to slab and flooring stages, and the final 10% is held for the occupancy certificate and offer of possession. On the smallest plan type, a BSP-only base of about Rs 2.37 Cr, that first tranche works out to roughly Rs 24 lakh per demand on our arithmetic.
How much is payable at booking for Eldeco 7 Peaks?
On the price list's construction-linked plan the booking demand is about 10% of the basic price, which on the Type 1A base of about Rs 2.37 Cr is roughly Rs 24 lakh. That is also, almost exactly, the ceiling Section 13(1) of the RERA Act 2016 places on what a promoter may accept before a written agreement for sale is executed and registered.
Eldeco 7 Peaks ka payment plan kya hai? / What does the 30:40:30 plan mean?
The 22-23 August 2026 Experience Centre invite printed an exclusive 30:40:30 plan (T&C apply) alongside a starting figure of Rs 2.37 Cr*. On the Type 1A base that ratio is roughly Rs 71 lakh, Rs 95 lakh and Rs 71 lakh. The invite printed the ratio but not which milestones anchor the middle and final tranches, so ask the desk in writing which plan applies to your unit today.
What is the carpet area against the super area at Eldeco 7 Peaks?
Carpet area at Eldeco 7 Peaks Residences runs between 54.2% and 54.5% of super area across the six plan types the price list prints, a loading of 83.4% to 84.3% on our arithmetic.
