Eldeco 7 Peaks Residences master plan: seven towers, one plot, read off the legend.
The Eldeco 7 Peaks master plan places seven residential towers diagonally across a single plot the developer's brochure describes as “spread over 7.5 acres” and its legal page states as 30,470.52 sq.mtr, on a 90-year lease from the Greater Noida Industrial Development Authority. The site-plan legend names all seven towers, marks a club courtyard and a commercial block, and draws a 100 M green belt along the western edge. This page reads that plan item by item, keeps the developer's own qualifiers, and shows the arithmetic where two documents state the same thing in different units. Registered as UPRERAPRJ106523/01/2026.

What does the Eldeco 7 Peaks master plan show?
The master plan shows seven residential towers placed diagonally across a single plot, with a club courtyard and a commercial block, on a site the developer's brochure describes as “spread over 7.5 acres”. The site-plan legend labels the towers T1 to T7 and names every one of them; the same legend carries C1 for the club courtyard and C2 for the commercial block.
| Legend | Tower name |
|---|---|
| T1 | Asgard |
| T2 | Blanc |
| T3 | Crestone |
| T4 | Denali |
| T5 | Everest |
| T6 | Kili West |
| T7 | Kili East |
| C1 | Club Courtyard |
| C2 | Commercial Block |
One note on spelling, so you are not thrown by it: the two Kili towers are also written “Killi East” and “Killi West” in print. We use the site-plan legend’s form, Kili, on every page here, so ask for either spelling and you will be asking for the same tower. How the towers are turned on the plot, and what that does to the light in each apartment, is taken apart on the Eldeco 7 Peaks towers page.
How big is the Eldeco 7 Peaks site?
Two figures for the same site appear in the developer's own documents, and they agree with each other. The marketing pages describe the project as “spread over 7.5 acres” — the qualifier is theirs and we keep it. The legal page at the back of the brochure states the project land as 30,470.52 sq.mtr.
Those are the same site in two units: 30,470.52 square metres divided by 4,046.86 square metres per acre is 7.53 acres, which is what “about 7.5 acres” describes. We show that arithmetic rather than pick one number, because the square-metre figure is the precise one and the acre figure is the one everyone quotes.
The land is held on a 90-year lease from the Greater Noida Industrial Development Authority, which is the normal tenure for group housing in Greater Noida — you buy a long leasehold interest, not freehold, and your agreement will say so. The layout approval printed on the same legal page is SM-20-Jun-2025:25169, dated 15 November 2025.
What sits around the edges of the plot?
The plan draws the site fronting a wide main road with a service road alongside it, with public roads of 12 M and 18 M width on other edges and a 100 M green belt running along the western side. The main road is printed on the developer’s site plans at a width in the 120–130 M range; we give the range rather than pick a single figure, and the width that governs is the one on the sanctioned layout.
The green belt on the west edge is the part worth walking. A 100-metre planted strip is what keeps a west-facing apartment's outlook open, and it is also the kind of thing that is easiest to verify with your own eyes on a site visit. Ask which towers face it before you shortlist a unit.
How does the plan handle cars, parking and the basement?
The stated intent on the plan is minimal surface vehicular movement — cars are taken below rather than driven through the landscape, which is what leaves the ground level free for the gardens and courts the legend marks out. Parking sits in a basement the deck describes as naturally lit through 28 daylight cutouts, which is an unusual thing to design for and an easy one to check on a visit.
Each tower is drawn as stilt plus 30 floors with four apartments to a floor, served by three passenger lifts and one service lift. The stilt level itself carries recreational amenities rather than parking.
How many amenities does the master plan actually mark?
The brochure claims “40+ Bespoke Project Amenities” for the project as a whole. The site-plan legend that accompanies it numbers 28–29 items depending on which of the developer’s site plans you are reading; a bonfire pit appears on the fuller version, and the retail item is written both as a commercial block and as a Commercial (Retail) Plaza.
We give you the claim and the counted legend together because that is the honest pairing: the 40+ figure covers club facilities and outdoor amenities across the whole project, while the legend counts what is drawn on that particular plan. The named club and outdoor lists, room by room, are on the Eldeco 7 Peaks amenities page, alongside the developer's own renders of each space.
How do you check the master plan against the register?
A master plan is a marketing drawing. The document that binds is the one filed with the regulator, and for this project the register lists a Development Work Plan and a Proforma of Agreement for Sale among the forty entries against UPRERAPRJ106523/01/2026. Those are the drawings and the contract the authority holds, and they are the versions to read before you commit.
The practical sequence: read the plan here, ask the desk for the filed proforma agreement, then check the register fields yourself at up-rera.in. Sixteen recorded fields and all forty filed document entries, by type, are set out on the Eldeco 7 Peaks RERA page.
