The approved bank list: how to get the real one, in writing.

There is no central list of banks approved for a project, and this desk publishes no lender panel for either project here, because it holds no dated, sourced list for one. Approval sits with each lender individually, filed against a specific registered project, and the answer that binds is the one that lender gives you in writing. The check takes three calls and two facts: the UP-RERA registration number and the promoter’s exact registered name. This page sets out the check, and the one confusion that sends most buyers down the wrong road — the bank named against a project is usually where instalments are received, not who will lend to you.

Which banks give a home loan on these projects?

Approval sits with each lender, project by project, and the only answer that binds is the one that lender gives you in writing. There is no central list of approved banks for a project, and no authority publishes one. A lender either holds a project-approval reference for a project, or it does not, and it will tell you which in a single call once you give it the right two facts.

This desk does not publish a lender panel for either project, and the reason is deliberate. We hold no dated, sourced list from any lender for either registration. A panel assembled from what circulates online would be a guess presented as a fact, and it would be stale within a quarter. What we can do is set out the check, which is short, and the two facts that make it work.

What does an “approved project” actually mean at a bank?

It means the lender has already run its own legal and technical appraisal on the project as a whole — title, approvals, plans, the promoter entity — and recorded the outcome against a project-approval reference, commonly called an APF or project code. Your file is then assessed on you, because the project half has already been done.

Two things follow that buyers routinely get wrong. First, the absence of a project approval is not a refusal; a lender can still appraise the project for your file, it simply takes longer. Second, an approval is granted against a specific registered project, and often against specific towers or a phase within it, rather than against a brand. An approval held for one Eldeco project says nothing about another one, because they are registered to different companies under different numbers.

The check, in three calls

  1. Call the lender, not the seller. Use the lender’s own published number or a branch. Give it the UP-RERA registration number and the promoter’s exact registered name, because that pair is what its approval record is filed against.   2. Ask for the project-approval reference in writing, and ask what it covers. An email with the reference and the towers or phase it applies to is worth more than a verbal yes. Ask explicitly whether your tower is inside the approval.
  3. Match three names before you sign anything. The promoter name on the register, the name on your agreement for sale, and the name of the beneficiary on the sanction and disbursement instructions must be the same legal entity. A mismatch is worth stopping for.

Do the same check at two or three lenders rather than one. The answers differ, and the differences are the useful part.

Is the bank named against the project my approved lender?

Usually not, and this is the single most common confusion on the subject. Every RERA-registered project has a designated collection account into which instalments are received. That account sits at a named bank, the name appears on demand letters and payment pages, and it gets read as an endorsement. It is not one. It says where your money is received; it says nothing about who will lend to you.

For Eldeco La Vida Bella, instalments are received into the project’s RERA-designated collection account in the name of Eldeco Real Estate Limited at HDFC Bank Limited, per the developer’s own payment schedule. The account name, number and IFSC are published on our payment-plan page, and the instruction there is the important one: verify the account against your own registered agreement and the demand letter before transferring, and never pay an individual or an intermediary account, including ours.

So the collection-account bank may or may not also be a lender that has approved the project. Those are two separate records inside the same institution, and the answer to the second one comes from the lender’s own retail loans desk, not from the account line on a demand letter.

What about a “pay 10% now” scheme partner?

A scheme partner is a third thing again. The developer’s invite for an event at the Eldeco Experience Centre, Omicron 1A on 28, 29 and 30 August 2026 printed “PAY 10%** NOW AND NOTHING TILL 24 MONTHS” and named Tata Capital Housing Finance as scheme partner. The creative’s own disclaimer explains the mechanism: the scheme is promoted by the financier, the developer still demands instalments as per the standard payment plan in the agreement, and the liability for the instalments and interest sits between the financier and the home buyer.

That event has passed, and the record of what each printed structure said is on our page on the three 7 Peaks payment structures. The point for this page is narrower: being named as a scheme partner on a campaign is not the same as holding a project approval for ordinary home lending, and a buyer choosing a lender should run the three-call check regardless of whose name was on an invite. Why we do not publish a lender panel with rates

Because we cannot source one, and a sourced-looking list is worse than no list. Interest rates move with a benchmark and with the individual borrower; loan-to-value limits are set by the regulator and by each lender’s own policy; approval records change without announcement. A table of lenders and rates published today would be quoted back to us in six months as though it were a commitment, and none of it would be ours to commit.

What our desk will do instead, on request and in writing: put the registration number and the promoter’s registered name in front of you in a form you can hand to any lender, and forward whatever the promoter confirms about project approvals, with the date it was confirmed on. If a lender tells you something different from what a page says, the lender is right and the page is stale.

What to get in writing from the lender before you commit: the project-approval reference and the towers it covers; the sanctioned amount and the loan-to-value applied; the interest basis and the reset frequency; the disbursement trigger for each stage; the fees, in rupees, not percentages; and the name of the beneficiary entity for disbursement. Those six lines fit on one email.

Which banks are approved for Eldeco La Vida Bella and Eldeco 7 Peaks?

Does HDFC Bank finance Eldeco La Vida Bella because the project account is there?

Those are two different records and the second does not follow from the first. The project's RERA-designated collection account, where instalments are received, is in the name of Eldeco Real Estate Limited at HDFC Bank Limited per the developer's own payment schedule. A collection account tells you where your money is received. Whether any lender, including that one, holds a project approval for home loans is a separate question and is answered by its retail loans desk in writing.

Is an approval for one Eldeco project also an approval for another?

No. A project approval is granted against a specific registered project, and often against specific towers or a phase inside it. The two projects on this site are registered to two different companies under two different numbers, so a lender's approval for one carries nothing across to the other. Quote the number of the project you are actually buying in.
