Why the first instalment is exactly 10%
Section 13(1) of the Real Estate (Regulation and Development) Act 2016 says a promoter shall not accept a sum more than ten per cent of the cost of the apartment as an advance payment or application fee without first entering into a written agreement for sale and getting that agreement registered. A booking instalment set at 10% is a plan drawn to that line: it means nothing above the statutory ceiling falls due before you hold a registered agreement, and the agreement is the document that carries your binding schedule.
Practical consequence: pay nothing beyond that first 10% until the agreement for sale is executed and registered in your name. If a demand arrives ahead of it, the statute, not the schedule, is the reference.
The calendar does most of the work here

The developer's same publication puts the 4 BHK line at ₹3.58 Cr* starting. Against the brochure's 4 BHK super area band of 2,755–3,300 sq ft, that figure decodes two ways, and the difference is worth about ₹27 lakh to you.
If ₹3.58 Cr* is a basic-price-only number on the smallest 4 BHK, it works out to roughly ₹12,995 per sq ft on 2,755 sq ft. If instead it is built on the ₹12,000 per sq ft base our desk has been quoting, the basic price on that same 2,755 sq ft comes to about ₹3.31 Cr, and the remaining figure of roughly ₹27 lakh would be the other charge heads rather than the rate. Both readings are arithmetically consistent with the published number, and nothing in the publication settles which one it is.
