The project’s registration with the authority has already happened; yours has not. Eldeco La Vida Bella entered the Uttar Pradesh Real Estate Regulatory Authority’s register on 26-04-2024 as UPRERAPRJ136219/04/2024, and Eldeco 7 Peaks Residences on 28-01-2026 as UPRERAPRJ106523/01/2026. The registration that changes your own position is the agreement for sale, executed and registered in your name, which Section 13(1) of the RERA Act 2016 makes the gate for anything above ten per cent of the cost. A third one, the conveyance deed, comes at the end. This page sets out all three in order, decodes the fields on the register, and states plainly which figures we will not publish.

How do you read a registration number?
It is a sentence, not a code. Take UPRERAPRJ136219/04/2024: UPRERA is the authority, PRJ marks it as a project registration rather than an agent registration, 136219 is the serial, and 04/2024 is the month and year the registration was made — April 2024. Read the same way, UPRERAPRJ106523/01/2026 is serial 106523, registered in January 2026.
Two consequences worth holding on to. The month and year inside the number should agree with the registration date printed on the record, which gives you a free consistency check. And an agent’s registration number is built the same way but carries AGT instead of PRJ — this desk’s is UPRERAAGT000309/01/2026 — so a number quoted at you can be identified as a project or an agent at a glance.
What does the project registration date mean, and what does it not?
It records the day the project entered the register and became lawfully able to be advertised, marketed and sold. Section 3 of the Act prohibits a promoter from advertising or selling a project in a planning area without registering it, so the date is the point from which those activities are permitted.
It is not the date construction began, not the date any approval was granted, and not a date on which anything is owed to you. It also does not certify progress: the register records a registration, while progress lives in the promoter’s quarterly filings. And it is not a completion date — the declared completion date is a separate field, and each project’s own is set out on the La Vida Bella possession-date page and the 7 Peaks possession-date page.
Which registration is yours to do — the agreement for sale
This is the one that changes your position, and it is governed by Section 13. Section 13(1) says a promoter shall not accept a sum more than ten per cent of the cost of the apartment as an advance payment or application fee without first entering into a written agreement for sale and registering that agreement. So the sequence is fixed by statute: booking within the ten per cent ceiling, then the agreement executed and registered, then everything above the ceiling becomes payable.
Section 13(2) then says what the agreement must specify. It has to set out the particulars of development, the specifications and the internal and external development works, the dates and manner in which payments are to be made, the date on which possession is to be handed over, and the rates of interest payable by the promoter to the allottee and by the allottee to the promoter in case of default. That list is the reason the agreement, and not the brochure or the allotment letter, is the document your rights run off. We take that apart on the allotment letter and agreement page. Practical consequence, stated plainly: pay the booking instalment, then stop, and pay nothing further until the agreement for sale is executed and registered in your name. If a demand arrives ahead of that, the statute is the reference, not the schedule.
And the third one — the conveyance at the end
The agreement for sale makes you the contracted buyer of a specific home. The conveyance deed, commonly called the sale deed, transfers ownership. Section 17(1) obliges the promoter to execute a registered conveyance deed in favour of the allottee, along with the undivided proportionate title in the common areas, and to hand over physical possession — and, in the absence of any local law prescribing a period, to do so within three months from the date of issue of the occupancy certificate.
That deed is the title document you later rely on for a resale, a mortgage or a succession. It is registered at the sub-registrar in the same way the agreement was, and it attracts its own stamp duty and registration fee.
What does the sub-registrar appointment need from you?
Registration of a document is a state process, run through the Uttar Pradesh stamp and registration department’s own portal for a property in Gautam Buddha Nagar. The practical sequence:
- Confirm the sub-registrar office that covers the property, and the appointment slot, on the state portal rather than by assumption.
- Pay the stamp duty before the appointment and carry the e-stamp certificate. The certificate is transaction-specific and cannot be reused for another property.
- Both parties attend in person — you and the promoter’s authorised signatory — along with two witnesses carrying their own identity documents.
- Carry identity and address proof, photographs, and the document set: the draft agreement, the allotment letter, and payment receipts. Where a power of attorney is used, carry it in its registered or apostilled form as applicable.
- Collect the receipt on the day, and the registered instrument when it is released.
We publish no stamp duty percentage and no registration fee figure. Both are set by the state, both change by notification, and both depend on how the instrument is drawn and who it is drawn in favour of. Compute them on the state’s own portal or from your conveyancing lawyer, and treat any figure on a property website, including a figure that might once have appeared on one of ours, as something to check rather than to rely on.
Two projects, two registrations, nothing carries across
The two projects on this site are registered under different numbers to different companies at different addresses, and they entered the register nearly two years apart. Every date, every field and every document reference belongs to one of them and not to the other. When you are checking anything — a number quoted in a listing, a date quoted on a call, a name on a cheque — start by establishing which project it belongs to, then check it against that project’s own record. Does a RERA registration date mean construction has started?
No. The registration date records the day the project entered the register and became lawfully able to be advertised, marketed and sold, which Section 3 of the Act requires before any of that may happen. It is not the date construction began, not an approval date, and not a completion date. Progress is reported in the promoter's quarterly filings rather than in the registration summary, and the declared completion date is a separate field on the record.
