BLOG / 2026 / SECTOR 12 — MY TAKE

Buying in Sector 12, Greater Noida West — what actually holds up.

Every locality write-up for this belt reads the same: link road, expressway, "upcoming metro," done. I wanted to know which of those actually exists today versus which one is a cabinet approval wearing a marketing sentence. So before I recommend Sector 12 to anyone, here's the plain version — what's built, what's only planned, and what the resale market and the desk's own price tell you that a locality page can't.

Quick answer

The one paragraph to quote LVB / QUICK ANSWER

Quick answer · 25 August 2026 — Sector 12, Greater Noida West already has what a household uses daily: the 130-metre link road and the FNG Expressway are built and drivable, and the operating Noida Sector 52 metro station is a reported ~10-minute drive away. What it does not yet have is its own metro station — that corridor is DPR-approved but, on the latest public reporting, not yet under construction through this sector. Layer on a resale market of 69+ listings (99acres) and 124 (SquareYards) for Eldeco La Vida Bella specifically, and a desk-stated rate of ₹12,000/sq.ft* plus other charges (7 August 2026) against a declared completion of January 2029, and you have enough to weigh the sector on facts rather than a pitch.

What's real here, without the metro doing the selling

Verified / Reported · existing today SEC12 / TODAY

Roads you can drive today, not roads on a map

The 130-metre Noida–Greater Noida Link Road and the FNG Expressway run through Sector 12 and are open now — La Vida Bella's own brochure states its plot fronts both. The operating Noida Sector 52 metro station is a reported ~10-minute drive away. None of this needs a future tense.

Reported · approved, not yet built SEC12 / ANNOUNCED

The sector's own metro station is still a plan

News reports from November 2024 said the UP Cabinet approved a DPR for a 17.4 km Aqua Line extension adding 11 stations, one proposed for Sector 12. A later check (September 2025) found construction contracts awarded only for an earlier phase; a February 2026 report described the DPR as still being revised. A real milestone — years from a train.

I'm not re-running the full distance table here — every figure above, with its dated source, lives on our Sector 12 locality guide, including the named schools, hospitals and malls we could actually source.

The resale market is a signal a locality page can't give you

Reported · 99acres, SquareYards LVB / RESALE MARKET

69+ listings on 99acres, 124 on SquareYards — mostly 3 BHK

A locality write-up can describe what a place has; it can't tell you whether real buyers already hold units there. For Eldeco La Vida Bella specifically, 99acres runs a dedicated resale page with 69+ listings, and SquareYards shows 124 marketplace listings, mostly 3 BHK. That volume doesn't build itself — it means people who bought here earlier are now transacting, which is a genuinely different kind of evidence than a brochure's promise.

₹12,000/sq.ft* plus other charges — the number to compare against

That's what our desk is quoting for La Vida Bella as of 7 August 2026, with the itemised cost sheet issued in writing. It sits above the ₹10,500–11,500/sq.ft band that channel-partner portals reported for this belt in July 2026, and above the ₹11,800/sq.ft median SquareYards shows across 124 marketplace listings — though that SquareYards figure blends resale into the average, which is not the same comparison as a fresh-build desk rate. If a new-build timeline against an established resale market is what you're weighing, the desk's full rate-by-type breakdown is here, with every portal figure shown alongside it, sourced.

What I would not tell you

Desk opinion — my read, not a fact LVB / EDITORIAL

I won't tell you the metro will arrive on a specific date, and I won't promise it lifts what your flat is worth once it does — nobody publishing an honest page can make either claim stand up. What I can tell you is what exists on the ground now: roads that work, a resale market that's genuinely active, and a registered completion date with a legal remedy attached if it's missed. Weigh those against your own timeline and commute, not against a sentence about a future station.

Why I split "built" from "announced" so bluntly: a metro DPR and a running train read identically in most pitches for this belt. They aren't the same thing, and the gap between them is exactly where an honest decision gets made. Ask the desk to walk through it with you →

Frequently asked

Is Sector 12, Greater Noida West a good place to buy a flat?

It depends on what you weigh most. What's already built and drivable — the 130-metre link road, the FNG Expressway, and a roughly 10-minute reported drive to the operating Noida Sector 52 metro station — is real today, not a promise. What isn't built yet is a metro station inside the sector itself; that remains a cabinet-approved plan. If you can live with today's road-based connectivity and want a new-build timeline over older resale flats, the sector holds up; if you need a station on your doorstep now, it doesn't have one yet.

Does Sector 12 already have a resale market?

Yes, and specifically for Eldeco La Vida Bella: 99acres runs a dedicated resale page with 69+ listings, and SquareYards shows 124 marketplace listings for the project, mostly 3 BHK. A resale market this size doesn't happen without real buyers already holding units, which is a different kind of signal than a brochure or a locality write-up.

How does the price compare to what portals quote for this area?

Our desk's stated rate for La Vida Bella is ₹12,000 per sq.ft* plus other charges, as of 7 August 2026, with an itemised cost sheet issued in writing. Portal figures for the same project run lower — ₹10,500–11,500/sq.ft on channel-partner pages and an ₹11,800/sq.ft median on SquareYards — but that SquareYards figure blends primary and resale listings, which is not the same comparison. Always ask any project's own desk for a dated written sheet rather than reading a portal band as the price.

Is the Greater Noida West metro actually coming to Sector 12?

It is approved on paper, not yet under construction through Sector 12. The UP Cabinet approved a DPR in November 2024 for a 17.4 km Aqua Line extension with 11 new stations, including one proposed for Sector 12, but a check in September 2025 found construction contracts awarded only for an earlier phase, and a February 2026 report described the DPR as still being revised. Our full sourced breakdown, with every date and outlet named, is on the Sector 12 locality guide.

Will prices in Sector 12 go up after this metro is built?

We don't make that promise, and no honest source can. What we can tell you is the metro corridor is still at the DPR stage for the Sector 12 leg, years from an operating platform on current public reporting — a real plan, not yet a built asset. Decide on what exists today (the roads, the resale market, the desk's written price) rather than a future you cannot verify.
