The gap between them is 130 sq ft of super area and 76 sq ft of carpet — a real difference in a two-bedroom home, and worth walking both before choosing. Neither is a compromised version of the other: they are the same 2BHK+2T configuration at two scales, in the same towers.
The loading is the same as the rest of the project
Loading is the gap between the area you pay for and the area you live in. Type 02 charges for 1,555 sq ft and gives 902 sq ft of RERA carpet, a loading of 72.4%. Type 03 charges for 1,425 and gives 826, a loading of 72.5%.
What makes those numbers worth stating is the comparison. Across all eight unit types in the brochure — the two 2 BHKs, the four 3 BHKs and the two 4 BHKs — the loading runs from 72.4% to 72.8%, a spread of four tenths of a percentage point. Carpet area lands between 57.9% and 58.0% of super area in every single type. A buyer stepping up from a 2 BHK to a 3 or 4 BHK here is buying more space on the same terms, not a worse conversion; and a buyer comparing this project against another should compare carpet against carpet, because two identical super-area quotes can hide very different homes. What a 2 BHK costs, and what that figure excludes
At the desk rate of ₹12,000 per sq ft*, basic price alone is approximately ₹1.87 Cr on the 1,555 sq ft Type 02 and approximately ₹1.71 Cr on the 1,425 sq ft Type 03. Those are our arithmetic on the published rate, not a quotation.
What they exclude is the part that moves the total: PLC, parking, club, IFMS, power backup, lease rent, maintenance, and the taxes on each. The payment schedule applied to a 2 BHK
The developer's published plan is branded 30:30:40 and runs in six instalments: 10% at the time of booking, 20% within 45 days, 30% within nine months from the date of booking, 30% on lift installation, 5% on application of the occupancy certificate and 5% on offer of possession.
On a Type 03 basic price around ₹1.71 Cr, the 10% booking instalment is roughly ₹17 lakh — and 10% is exactly the ceiling Section 13(1) of the RERA Act 2016 places on what a promoter may accept before a registered agreement for sale. Sixty per cent of the price falls due within nine months of booking, counted on the calendar rather than on site progress, so the first year is the part to plan hardest.
