Eldeco La Vida Bella has two 4 BHK types: Type 04 at 2,755 sq ft super on 1,597 sq ft of RERA carpet, and Type 05 at 3,300 sq ft super on 1,912 sq ft, both in the Magnifico towers. They carry the same loading to within a tenth of a percentage point — 72.5% and 72.6% — which makes the choice between them a question of space rather than of value. Eldeco La Vida Bella's brochure carries two 4 BHK types, and the interesting thing about them is not the size difference — it is how closely their loading matches.

Loading is the gap between the area you pay for and the area you live in. Type 04 charges you for 2,755 sq ft and gives you 1,597 sq ft of RERA carpet, a loading of 72.5%. Type 05 charges for 3,300 and gives 1,912, a loading of 72.6%. A tenth of a percentage point apart is close enough to read as a deliberate, consistent design across the Magnifico line rather than a per-type variation — which means choosing between the two is a question of absolute space and the servant room, not of getting a better or worse deal on the conversion.

Carpet area is the figure the RERA Act defines and the one written into your agreement for sale. Super area is a marketing convention. When you compare this project against another, compare carpet against carpet, because two identical super-area quotes can hide very different homes.

What ₹3.58 Cr* buys, and which type it points at

The developer's own publication puts the 4 BHK line at ₹3.58 Cr* starting. A starting figure points at the smallest unit in the line, which here is the 2,755 sq ft Type 04 — and that is where the arithmetic gets useful.

Read as a basic-price-only number, ₹3.58 Cr* on 2,755 sq ft is roughly ₹12,995 per sq ft. Read against the ₹12,000 per sq ft rate our desk has been quoting, the basic price on the same 2,755 sq ft is about ₹3.31 Cr, and the remaining figure of roughly ₹27 lakh would be the other charge heads rather than the rate. On the 3,300 sq ft Type 05, the same ₹12,000 base gives a basic price of about ₹3.96 Cr.

Both readings are arithmetically consistent with the published figure and nothing in the publication settles which one it is. The payment schedule applied to a 4 BHK

The developer's published plan is branded 30:30:40 and runs in six instalments: 10% at the time of booking, 20% within 45 days, 30% within nine months from the date of booking, 30% on lift installation, 5% on application of the occupancy certificate and 5% on offer of possession.

For a 4 BHK buyer the number that matters is the first one. Ten per cent is exactly the ceiling Section 13(1) of the RERA Act 2016 places on what a promoter may accept before a registered agreement for sale — so on a figure around ₹3.58 Cr*, roughly ₹36 lakh is the most that can fall due before you hold that agreement. What to verify before you book a 4 BHK

The carpet area on your allotment, not the brochure's. Type 04 and Type 05 are brochure types; your agreement names a specific unit. Check the carpet figure written there against the 1,597 or 1,912 above.

The tower. Type 05 exists in Magnifico 2 only. If you are being offered the larger 4 BHK in any other tower, ask for that in writing before anything else.

The dated cost sheet. Tower, floor and unit number, with BSP, PLC, parking, club, IFMS, power backup, lease rent, maintenance and the taxes on each shown separately. That is the document that resolves the ₹3.58 Cr* question for your unit.
